What's the score with fire doors?

11 / Jun / 08

Houses in Multiple Occupation (HMO) licensing aims to increase the protection for tenants and neighbours by ensuring the accommodation is safe, well managed and of good quality.  Meeting the requirements for fire safety can be a headache, similarly overcoming long standing security problems can also prove to be a dilemma. A Masterdor can provide a perfect solution to these problems.

Masterdor is a pre-finished door-set, complete with hardware and glazing and is supplied as a ready to install unit.  Independent tests have shown it to provide the solution to the problems encountered by most residential doors.

·         Effective barrier to weather and intruders.

·         Low maintenance.

·         Easy to repair in situ.

·         Available in a wide range of styles and colour options.

·         Compliant with Part L and Part M of the current Building Regulations.

A critical part of fire safety in an HMO is the provision of self-closing fire doors to protect escape routes.  A fire door is rated by its fire-resistance performance under test conditions normally 30 or 60 minutes.  The gap between the door is fitted with intumescent strips which expand in the early stages of a fire in response to heat and enhance the protection given by a door.  The Masterdor fire door range has been successfully tested to PAS23 and PAS24 which meet the Secured by Design standard.

With the door being made to measure whatever the size of the aperture it can accommodate a deep set, high quality locking mechanism.  Although the door can be locked with a key from the outside for security, it can also be unlocked from the inside with a quick-release thumb turn in case of fire.  Feedback shows tenants feel the doors also appear very domestic and attractive in contrast to many security doors on the market which look threatening and depressing.

This truly bespoke door system is ideal in conservation areas or listed buildings to maintain the original character without compromising on security or safety.  Masterdor not only assure comfort and security but also dramatically reduce heat loss and so significantly improve the property’s carbon footprint.
